Eric Snyder of Buchanan Storage Capital tells us that the self storage lending market has seen a dramatic reduction in fixed interest rates and underwriting criteria during the first part of May.  The most notable change is that fixed rates are at an all time historical low. This is due to two main factors. The 10-Year Treasury has hit a 45-year low at 3.38% as of May 20th, 2003 and Commercial Mortgage Backed Securities ("CMBS") are in much greater demand from investors therefore pushing down lenders' spreads. Therefore, it is possible to obtain a fixed rate of 5% for 10 years amortized over 25 or 30 years. Finally, due to the increasing demand for CMBS product, many lenders have high volume goals for 2003 which has caused them to relax their underwriting criteria to generate business.   • Sovran Releases First Quarter Numbers...Total NOI for the company grew 8.4% to $17.6 million in the first quarter 2003.  Overall occupancy was 83% and average rent per square foot for the portfolio was $8.81.  Revenues at the company's 241 facilities increased 5.1% over the same period in 2002.  A 2.1% increase in rental rates, a 1.7% increase in occupancy and a $177,000 increase in other income combined to result in the sales growth.  Full article
