Here we are at the end of another year. We can choose to see it as an ending or a beginning. Some of us might think things have changed a lot and others might think things have changed a little. Regardless of our individual perspective, we can all be grateful as we look back on the past year and look forward into 2005 with renewed hope, energy and enthusiasm. Whether you are a self storage owner, an investor, a vendor or a broker, there will be many exciting opportunities in 2005. I wish I had a crystal ball and could tell you what will happen with the economy, interest rates and cap rates, but I can't. What I can tell you is that we need to remain open-minded and flexible and be willing to roll with the changes as they come. Will the New Year bring good times for buyers? For sellers? For vendors? Your guess is as good as mine, but we all play an important role in creating a new and dynamic self storage industry.

Public Storage Buys 11 Properties. Public Storage Inc. paid $126,300,000 for 11 self storage properties. Combined, the properties have 10,300 units totaling 941,700 square feet. Ten facilities are in the Miami area and one in San Diego. The Company will assume nearly $49 million of debt on the portfolio. Just recently, Public Storage paid approximately $121,500,000 for 32 properties totaling 2,000,000 square feet. In addition to acquisitions, the Company plans to spend over $150 million on 37 development projects.

The National Self Storage Association will publish detailed study on “What Drives Consumer Demand for Self Storage”. The study, to be released in March 2005, shows that self storage users want convenience more than the "non-essential" amenities that some facilities provide.
