Heading into the end of June, interest rate volatility continues with the 10 Year Treasury yield of 5.10% roughly 16 basis points below its 12 month high of 5.26% (6/12/07) reached on June 12, 2007 and approximately 60 basis points higher than the 12 month low achieved in February 2007.   Looking forward, many industry experts anticipate that the benchmark 10 year treasury yield will continue to inch higher as investors choose to invest in shorter term options during this period of volatility. 

Of interest to self storage investors, we have recently been informed that self storage is one of the most favored asset types by CMBS lenders.  Multiple factors contribute to the favorable status of self storage including: 

  • A lower rate of delinquency relative to other asset classes (multifamily, retail, office, etc),

  • A larger amount of capital that has moved into this sector as cap rates have compressed in traditional property types and,

  • The self storage segment continues to perform at historically high levels

The net result of the above is that CMBS lenders are able to price and size self storage transactions similar to traditional asset classes (office, retail, etc.) leading to more favorable terms for the borrower relative to pricing available in the past.
