Real People, Real Riches in Real Estate: Richard Johns’ Patience Pays Off

Richard Johns is a native of Temecula, CA and has a diverse educational and professional background.  His boasts three degrees and he has 24 years of Air Force experience coupled with an Asset Management background.  For Richard, “every step along the way has fostered a continual desire for educating myself.” This education has served as a strong backbone for his successful investments.  After a brief period of real estate investment during the 1980’s where he “didn’t lose a lot of money but did not make a lot either,” it became evident that when buying and selling real estate “the more you understand the business cycles the better equipped you are to be a more successful real estate investor.”  So Richard retrenched and studied.

The early 1990’s saw Richard’s renewed involvement in Real Estate.  This time he went to work for a firm that acquired commercial properties and syndicated the ownership to investors.  The firm went bankrupt because they were overleveraged and “thought that it would never end.”  This turned out to be a blessing in disguise; Richard was asked to salvage three of the properties by the investors.  The success of the original three properties (two being self-storage) has created more demand for Richard’s services.  When he recently purchased a six property mini storage portfolio in Houston, TX, the properties had a combined occupancy of 58%.  After only a year and a half they are now 80% occupied, due to Richard’s hands-on approach to management.  After achieving stabilization the properties are refinanced or sold and the proceeds are used to purchase properties with similar minimum investment criteria.  

 Richard uses several minimum qualifications before he considers purchasing:
1) Property must produce cash flow of 12+% immediately
2) Must have equity when purchased (ex. buy for 90 cents on the dollar)
3) Must have “back-end” equity (ability for increase in value) after any improvements to property or cash flow increases and
4) Will not buy based on “proformas,” will buy only based on historical numbers.

 Richard has financed twelve self-storage deals totaling over $8.6 Million in proceeds with S&W Capital and Realty.  His patient investing strategy that requires each deal fit the investment criteria has enabled Richard (who invests his own cash along with his investors in each deal) to increase his personal net worth to over $2 Million.  For other investors who want to find similar success, Richard’s words of wisdom are to “find a mentor, educate yourself, be patient and don’t be afraid to ask questions.”

Kent Curtis of Equity Real Estate is located in Orem, UT and will represent Argus in the state of Utah.  Kent is a 2006 BYU MBA graduate and has always had an interest in self storage.  Before obtaining his MBA, he worked for NAI and CBRE as a real estate agent specializing in self-storage investment transactions.  Kent currently oversees the management of a self storage facility he developed and co-owns in Orem, Utah. AMERCO, parent of U-Haul International, Inc., North America's largest "do-it-yourself" moving and storage operator, today reported net earnings available to common shareholders for its second quarter ending September 30, 2006, of $57.3 million, or $2.74 per share, compared with net earnings of $65.9 million, or $3.16 per share, for the same period last year.
