opportunity, Capital Markets Update: It's a Great Time to be a Borrower by Joseph Maehler, Capital Markets Specialist Newport Beach, CA (August, 2006) – According to a recent report, the total Commercial Mortgage Backed Securities (CMBS) volume has declined since a record quarter in 2005 (view graph). The CMBS volume in the first and second quarters of 2006 was also down and third quarter volume is anticipated to be at a record low. While these historical lows are bad news for lenders, it's a great time to be a borrower. The news gets even better as these historical lows are coming at the beginning of the fourth quarter and lenders are becoming more competitive to capture fixed rate debt. Lenders are using their balance sheets and sizing to lower debt service coverage ratios in order to win business. As long as properties are showing a positive lease-up trend, then long-term property holders should consider fixed rate debt today even if they believe it is premature for permanent financing. Extra Space Public Offering Raises Nearly $200M Arkansas Candidates Want to Repeal Storage/Grocery Tax With both the Democratic and Republican candidates for governor on board, the time is right for eliminating the sales tax on groceries in Arkansas, legislators said Thursday. Democrat Mike Beebe and Republican Asa Hutchinson both say they favor removing the sales tax on groceries. Hutchinson has pledged to push for an immediate elimination if elected while Beebe has said phasing out the food tax is more likely. Glover discussed repealing the gross receipts tax on mini warehouse and self storage rental services, which he said would take about $2 million annually from state coffers.
Military Competition Update The Self Storage Association continues to represent the self storage industry within a group made up of several organizations fighting government-sponsored competition. SSA Vice President of Government Relations, Tim Dietz, met with Rep. Tom Feeney (FL-24th), along with representatives from other sectors, to help foster awareness and work toward solutions to protect the private sector. The Business Coalition for Fair Competition (BCFC) is made up of non-profit groups from sectors such as real estate, aeronautics and engineering. The primary concern of the SSA is Defense Department attempts to build self storage on military bases in direct competition to private operators nearby.
